Nightingale Umarkoo Wayi
Nightingale Umarkoo Wayi is Nightingale Housing’s first project in Coburg. The name, given in consultation with Wurundjeri Elders, means ‘All of us’.
Designed by Kennedy Nolan, the building features a red brick façade and canopy along Sydney Road. The ground floor includes three commercial tenancies, with 48 homes above: two Teilhaus, four SOHO, twelve one-bedroom and twenty-eight two-bedroom apartments, plus two two-bedroom homes with a study. Several dwellings are allocated to Aboriginal Housing Victoria and Women’s Property Initiatives.
Hansen Partnership provided planning and development advisory for the project, helping to balance built form, policy requirements and Nightingale’s vision for sustainable, people-focused housing.
The building is fully fossil-fuel-free, with a 21.3 kWp solar array, an embedded 100% GreenPower network, and energy-efficient heating, cooling and hot water systems. Every home achieves at least a 7.6-star NatHERS rating, complemented by rainwater reuse and low-embodied-energy materials.
The building encourages community living through shared spaces, including a rooftop with veggie patches, a communal laundry and electric barbeques. Secure bicycle parking and close public transport connections provide low-impact alternatives to private cars.
Construction finished in December 2025, marking Nightingale Housing’s expansion into Coburg and delivering sustainable, well-designed homes to the area.
