BVIA on Bank, developed by SheBuilt, designed by Agius Scorpo Architects, with planning by Hansen Partnership, is a significant new addition to South Melbourne. The seven-storey commercial building respects its heritage setting while reactivating a once quiet corner of Clarendon and Bank Streets. Spanning seven years from design to completion, the project reflects a deeply personal vision from a client with strong ties to the site and a commitment to creating something lasting for the community.

Hansen’s planning team came on board in 2018 to help secure approval for the project, which involved a two-storey Victorian-era shopfront and a former bank building of heritage value. The vision was to deliver a female-led, high-quality development that acknowledged the site’s history while introducing a sculptural, contemporary office building that complemented Clarendon Street’s character and brought new life to its southern end.

Hansen’s female planners worked closely with the client and architect throughout the design and planning process, managing the application and amendments that led to permits being issued in both 2019 and 2021 without VCAT involvement. Early engagement, open communication, and collaboration with the City of Port Phillip and local community were key to the project’s success.

The design strikes a balance between heritage conservation and contemporary expression, drawing on references to the former ES&A Bank, the Emerald Hill precinct, and the client’s family cobbler business. Public art, created in collaboration with a female Australian artist, adds another layer to the story and contributes to the streetscape.

Delivered by an all-female consultant team across architecture, planning, engineering, construction, and art, the project stands as a benchmark for collaboration, innovation, and community-minded development. Construction was completed in late 2024, revitalising the streetscape and celebrating heritage, design, and women’s leadership in the built environment.
